Curb Appeal
First, look at the exterior of your house, also called your curb appeal. Inspect the outside of your home from the view of a passerby. What do you notice first? What wonderful features seem waiting to be noticed? Acknowledging this helps us to decide what steps we can take to draw buyers from the street and into your house. If your home isn't at its best on the outside with touched up paint and bright garden plants we'll need to address those issues. Follow the Curb Appeal Checklist and add dollars to your home's final selling price.

"Welcome to your new home!"
Does your house seem to say, "This is Your New Home" to a buyer? Examining your home from a buyer's view, I'll advise you of adjustments that enhance market appeal. I'll suggest that you take away pieces that give the look of clutter. Surface areas like tables, desks and counters should be clutter-free. Arts and crafts, souvenirs, family photos, and play time drawings should get stored away too. I can help you simplify the decor of house. Ugly or busy areas make your home feel smaller and buyers have a harder time imagining themselves calling your property "home".
I'll review each room of your home. I'll note the pieces of furniture that should be put in storage, rooms that need new paint, rugs needing to get changed, fixtures that need brightening, and any other improvement that can quickly be made to positively impact the sale.
I'll ensure your home has mass appeal and that it's inviting, staying away from "loud" or "personalized" shades on the walls and furniture. And if none of your belongings are there, you can consider renting furniture. You want your home to look homey as opposed to cold and empty.

Setting the Stage You'll know when for the Open House, because everything comes together to create a picture of what buyers will expect when they consider buying your house. Dark living areas can really dampen a buyer's spirits, so we'll do things like part the curtains and create light where needed to show off your house. Together we'll enhance the mood of the house with enjoyable music to listen to while guests look at your home and make sure a nice fragrance circulates room-to-room. We'll add cozy-looking blankets, and place pillows on your sofa and bedding. Buyers should feel like your home has the potential to be. |
